If you need us to fully manage your property, this package is for you, we offer “A la carte” service to better suit your budget and needs.

  • Determine the optimal rental amount with comparables, report given to homeowners
  • Creation of an aggressive marketing campaign and a targeted plan to attract tenants as soon as possible, we advertise incrementally as needed over 5-7 of the most popular rental websites
  • Tenant screening including credit checks, calling employers and all referrals (full report given to homeowner)
  • If required, assist tenants in moving in
  • Rent collection and deposit the rent directly into your account each month
  • Detailed monthly and yearly accounting statements are sent to homeowners, which can be given to your accountant
  • Handle all maintenance issues, including tenant and homeowner special requests
  • Provide tenants with annual rent receipts.
  • Routine and periodic checks of the property to ensure no issues are discovered
  • Full, detailed, comprehensive walk-through of the premises with homeowners and then tenants in order to document any changes or if damages were made during the leasing period
  • Available for the tenant 24/7 and on holidays in case of emergencies
  • No fees to send the tenants N forms such as N1, N4, N12, etc

Our management plans start from 5.75% to 10% of the monthly rental income, depending on the type of property (Condo, Single Detached, Townhome, etc.) and the number of properties we manage for you. Unlike other companies, we do not charge a percentage on top of the final invoice for trades, you pay what we pay and you get to see theire invoice.

Tenant Placement Service

If you only need us to find you quality tenants and you want to manage the property yourself, this package is for you.

  • We determine the optimal rental amount for you with our tools
  • Professional pictures taken with video and 3D Mataport plan, all of this is made for better marketing (may not be possible if the property is not well taken care by the current occupants)
  • Custom-made the lease with rules to better suit your property
  • Creation of an aggressive marketing campaign and a targeted plan to attract tenants as soon as possible, we advertise incrementally over 5-7 various websites.
  • We handle and take care of all the showings, per-screening and the no shows with potential tenants
  • Tenant screening involves contacting previous landlords, reviewing social media, conducting credit checks, and reaching out to employers and references. A comprehensive report will be provided to the homeowner at the end. If needed, we assist landlords and tenants with their move-in process and offer guidance. Help tenants register with the utility companies.
  • Full detailed, comprehensive walk-through visual inspection of the premises with homeowners and then tenants before moving in (Ask for a sample of the report)

For first-time placement, we typically charge 1 month’s rent + HST. For any subsequent re-rent of the property, we could include HST. Please inquire about this.

 

Separately Provided Services

Spring & Fall Visual Property Inspection. 
Each inspection includes testing all smoke detectors, replacing the furnace filter, and shutting off and draining the outdoor faucets in the fall. Additionally, we will provide you with a detailed report with recommendations and accompanying photos for the homeowner. Spring and fall inspections are priced at $150.00 and $175.00 +HST per home, respectively. (Ask us for a quote if you have a condo) We can also perform pre-move inspection if required.

Need us to fully prescreen the tenants and compose the lease.                                                        You need help with a complete background verification, including a tenant interview, to compose an Ontario Lease Agreement with specific Rules. $250.00+HST (per group of tenants, meaning if it’s a single person or a couple renting with two applications, it will be $250.00+HST)

Landlord Support for Difficult Situations with Tenants.
If you need information regarding the Landlord and Tenant Board (LTB) as a landlord facing challenging situations, we’re here to help. While we are not lawyers or paralegals and cannot provide legal advice, we can certainly offer guidance to help you navigate issues, try to diffuse tensions, and potentially avoid an LTB hearing, which can be very expensive and stressful for all parties involved. $95.00/hour + HST (First 20 Minutes Free)
